Yes, for the room. The nightly rate you see already has Indonesian government tax and service inside it — nothing is added to the room at checkout, and there is no booking fee, cleaning fee or resort fee. Extras are different: an airport transfer, a private chef or a massage carry 10% service charge and 11% tax, itemised before you pay. The total shown is what your card is charged, in Indonesian Rupiah.

Yes. All ten villas have their own pool, not shared with anyone else. Sizes and shapes differ — each villa page shows its own.

Yes, à la carte and cooked to order, for every guest, every morning. Guests who book through Booking.com or Airbnb may have different inclusions depending on the rate plan they picked there.

Free cancellation up to fourteen days before arrival, refunded in full to the card you paid with, within ten working days. Inside fourteen days, and for no-shows or early departures, the stay is charged in full.

One night on most dates. A few busy dates ask for longer, and the calendar on each villa page shows it when you pick your arrival — it will not let you choose a stay we cannot accept.

Check-in is from 14:00 and check-out is by 11:00. Early check-in from 10:00 and late checkout until 16:00 can be added when you book — late checkout is free on the members rate.

One to three bedrooms, 78 m² to 260 m², sleeping two to six. Every villa page states its own size, bedroom count, bathroom count and capacity, and the guest picker will not let you book more people than a villa sleeps.

Indonesian Rupiah, always — it is the currency the property runs on. You can switch the display to euros, dollars, pounds, Singapore or Australian dollars to compare, but those figures are approximate: your own bank sets the rate you actually pay.

Yes — a private car from Ngurah Rai airport to Ubud, meeting you at arrivals. Add it when you book, or ask on WhatsApp if your flight lands at an awkward hour.

We are on Jalan Bisma itself. The Sacred Monkey Forest is about seven minutes on foot, the Yoga Barn twelve, and Ubud Palace, the art market and the main street around sixteen. Central, but far enough down the lane to stay quiet.

A private villa, not a hotel. Sanctuary Villas is a boutique villa property on Jalan Bisma — each of the ten villas is a self-contained building with its own private pool, not a room inside a shared building.

Six one-bedroom villas sleep two, 78–95 m² (Satu, Dua, Tiga, Lima, Enam, Delapan). One two-bedroom villa sleeps four, 150 m² (Sebelas). Three three-bedroom villas sleep six, 205–260 m² (Sembilan, Sepuluh, Palem) — Palem is the signature villa with a private spa, sauna, gym and treehouse yoga shala, booked as a whole villa only.
